SOLD: 2432 Arthur St in Glassell Park

2432 Arthur St Glassell Park

Congrats to my first-time buyer who scored this sweet 2bd/1ba Spanish fixer at 2432 Arthur St in Glassell Park for $600,000! This home has so much potential with its original hardwood floors, large windows, built-ins, and barrell ceilings – it’s no wonder it received 6 offers within its first 3 days on the market.

The location is prime – she’ll have hillside sunset views from the master bedroom and backyard plus she’ll be a short jaunt over to Division 3, Habitat, Lemon Poppy Kitchen, Verdugo Bar, and the Glassell Park pool. Best of all, it has the most coveted feature of 2017; a bonus basement conversion into a 1bd/1ba apartment that can either be used with it’s own private entrance (ideal for short-term rental income) or incorporated into the rest of the home via a staircase from the living room, almost doubling the 900 sq ft assessed square footage.

Checking in on a Glassell Park DIY Remodel

Last February my amazing, creative, and very ambitious friends and clients purchased a cute little Mid-Century home on the border of Eagle Rock & Glassell Park that had been the victim of a cheap (lets just say shitty) flip.
They’ve been working tirelessly since on restoring/updating all of the finishes and decorating like champs (one half of this duo happens to be an interior designer by trade so that works out well!). Beyond the interior and exterior of the home itself they’ve spent a large portion of time landscaping the formerly un-useable sloped lot that was filled with weeds and trash into a gorgeous private fenced and tiered drought-tolerant patio complete with stadium seating and a gas fire pit. The non-interior designer half of this powerhouse is also a video editor and we love it when they keep us updated on their remodeling progress with fun videos. Here’s the latest:

SOLD: 3715 W. Avenue 42

Luckily my buyers for this adorable little Glassell Park home and detached guest house are NYC transplants who not only appreciate good use of small spaces, but who thrive off of creating fabulous homes out of minimal spare footage. One of them is an interior designer by trade and they’ve been obsessively sweeping flea markets and taking appointments with everyone from contractors to landscapers, preparing to unlock the magic of this little 1955 post & beam. I can’t wait to see the transformation – congrats Erica & Greg!

5 Single Family Homes for the Price of a Condo

2374 Landa St in Echo Park – 1bd/1ba, $449,000

This cozy hillside cottage located on an Elysian Heights stair street doesn’t have much square footage but more than makes up for it with it’s modern open floorplan, secluded treetop views and covetable deck space, providing more privacy and outdoor living than a condo ever could.

5349 Ithica Ave in El Sereno – 2bd/2ba, $449,000

Why share a pool with residents of a building when you could have your very own pool (plus 1,000 square feet of updated living space) for the same price?!

3415 Cazador St in Glassell Park – 2bd/1ba, $388,000

Ok, so the finishes on this 732 square foot home could use a little updating. But take into account the views and central location near Eagle Rock, Mt Washington, Highland Park, Glendale and the LA river and maybe you could justify some weekend warrior home improvement projects.

267 East Montana St in Pasadena – 2bd/1ba, $399,000

What this 668 square foot craftsman is lacking in interior space it makes up for in updated finishes (plus updated electrical, plumbing, and roof) and an epic lot size of nearly 7,000 square feet meaning maybe you could consider an addition or a pool someday. Lots of wiggle room to expand on this one.

3661 Gillig Ave in Montecito Heights, 2bd/1ba, $449,900

This 792 square foot bungalow has been thoughtfully redesigned from head to toe with big vaulted ceilings and a lofty open floor plan, new appliances, a reclaimed wood breakfast bar, butcher block counter tops and more. But with fruit trees, canyon views, and a detached artist studio on a lot size of 7,490 I can’t imagine you’ll be spending much time indoors.
